This portfolio of four (former East German) hotels, ranging between 235 and 650 guestrooms each, was one of the practice’s early project appointments. To support the programme, as it moved from design to on-site, we set up an office in Berlin where the Client was based.

The buildings were in a dilapidated condition, inside and outside, as can be seen from the photos ‘Exterior and Interior before Refurbishment’. Our general scope of work included over cladding / re-glazing the facades, internal strip out, remodelling, together with interior design for the guestrooms, restaurants and public areas, including FF&E.

Repositioning the hotels in the market place was difficult for the Client, as traditionally the hotels relied on government regulated ‘Party Member worker’ holidays. It was decided, in part due to the large size of the hotels and the limited budget available (after taking into account the complete replacement of the services), that the appropriate market would be a mixed tour groups and individual guests. Significant imagination and effort was needed to create a new identify for the hotels with the available budget. To cater for the two types of guests we developed: two guestroom standards as well as two restaurant standards, which were ‘rolled out’ across the four hotels.
