The scheme comprises a B&Q store and 5 other large retail outlets, together with parking for 500 cars. Due to the mixed surroundings, including: B1 offices, a modern car showroom and residential development, with the most prominent structure a flyover on sites western boundary, a contemporary design for the development was appropriate and the deep shape needed a design with impact that would project it visually forward. To maximise the impact of the building mass the units are set-out in a terrace formation (also builds in letting flexibility), with a common elevation treatment of: self finished block work and flat metal panels, set out in a modulated rhythm. To provide additional impact and opportunities for individual tenant corporate identity each unit has a projecting double height feature lobby.

The quality of the contemporary design, for such a building type, was reported at the planning committee as an important consideration to the granting of consent, in particular as it involved a change from the existing B1 use, which they would have expected to deliver a higher quality of design, compared to retail warehousing.
